I built this calculator for buyers pricing a purchase in southwest Miami-Dade. Enter a price and it estimates the first-year property tax bill across the eight neighborhoods I cover, using the 2025-26 adopted millage rates verified against the Miami-Dade Property Appraiser's chart.

How this works
Enter a purchase price and the calculator estimates an assessed value at 85% of it, because Florida law (F.S. 193.011(8)) requires just value to be measured net of the usual costs of sale, and in practice that lands near 85% of a recent sale price. If the home will be your primary residence, the homestead toggle subtracts the 2026 exemption of $51,411 before any tax math runs.
The table then multiplies that taxable value by the 2025-26 combined millage for each area, from 16.9317 mills in unincorporated Miami-Dade up to 19.9878 mills in Coconut Grove, which sits inside the City of Miami. On $1,000,000 of taxable value the spread between those two rates is about $3,056 a year, which is why the same budget carries differently from one neighborhood to the next.
