Two years from floor plan to keys

In 2024 my clients bought this penthouse from a floor plan. ONE Park Tower had not yet been built up to their floor, and the first time they stood inside the residence was at the walkthrough before closing.

Penthouse 3105 is a Penthouse 05 plan, 4,122 square feet with four bedrooms, a den and five baths. The living and dining space follows a curved wall of floor-to-ceiling glass and an expansive terrace wraps that same curve, so the view moves with you from the lagoon and Oleta River State Park around toward the ocean and the Miami skyline.

Arquitectonica designed the tower and Meyer Davis designed the interiors. Residences were delivered finished, with ceilings above nine feet, sound-insulated walls, oversized wrap-around balconies with seamless glass railings, a primary suite with solid-core doors and paired walk-in closets, and smart-home wiring. The building runs a sixth-floor pool and spa, a fitness center, a clubroom, a golf simulator, tennis and pickleball courts, and the ONE Beach Club on the lagoon.

Preconstruction asks a buyer to commit to something they cannot walk through, which makes the developer and the master plan the real decision. Turnberry has built in South Florida for more than 50 years and shaped much of Aventura. At SoLé Mia they were building 184 acres of community and the tower on the same clock. By the time my clients got their keys, the seven-acre lagoon, the beach club and UHealth SoLé Mia were already open.
